Rental Application Screening Criteria
First & Main Property Management
Thank you for your interest in applying for a rental home managed by First & Main Property Management.
We are committed to providing an equal housing opportunity for all applicants and comply with all federal, state, and local fair housing laws.
To be considered for residency, each adult (18 years or older) who intends to occupy the unit must complete a rental application and provide required supporting documentation. Applications are evaluated using the following criteria:
Identification
- A valid, government-issued photo identification is required for each applicant.
- Acceptable forms include a driver's license, state ID card, passport, or other government-issued photo ID.
Credit History
- A minimum credit score of 700 is required.
- Reports must show no late payments, no unpaid collections, bankruptcies, or judgments within the past 7 years.
- A higher credit score may be required if negative or limited credit history is present.
Rental History
- Applicants must provide at least four (4) years of verifiable rental history with positive references from current and prior landlords.
- Evictions, lease violations, or consistent late payment history may result in denial.
- If rental history cannot be verified, a qualified co-signer or additional deposit may be requested (where permitted by law).
Income Requirements
- Combined gross monthly income must be at least three (3) times the monthly rent.
- Acceptable proof of income includes pay stubs, tax returns, bank statements, or verified employment letters.
- Self-employed applicants must provide the most recent tax return and/or current profit-and-loss statement.
General Notes
- Applications are reviewed in accordance with California Civil Code ยง1950.6 and AB 2493.
- All applications are evaluated consistently based on the above criteria.
