Resident Frequently Asked Questions

 

Q: How can I submit a rental application?

A: Applications can be found on our website under the “apply now” tab of the subject property you are interested in. Remember, anyone over the age of 18 who will be occupying the property will need to complete a separate application. The online application will automatically submit your application to our office.     

 

Q: How can I visit a property?

A: You can schedule to view the property with our leasing agent by emailing us at First & Main Property Management or calling our office. After receiving your request, we will schedule a viewing if you meet the prequalification’s.     

 

Q: Do I have to sign a lease?

A: Yes, all of our properties will require a signed lease agreement. We typically require a 12-month lease, but there may be properties that accept shorter term leases or month to month rental agreements. Please inquire with the property manager for specifics lease terms.     

 

Q: What is your security deposit policy?

A: Security Deposits can vary depending on the property. Check the listing on our available unit’s page for further information relating to Security Deposits.         

 

Q: How do the rent payments work?

Your rent is due on the first day of every month and tenants will be charged a late fee subject to the terms of their lease agreement if rent is received after the 4th day of each month. For your convenience, First & Main Property Management offers multiple payment options including free ACH rent payments through our online portal. In the portal you have the ability to set up auto pay. If you choose to mail or drop off a check to our office, please be sure your rental address is in the memo line of your check. Acceptable forms of rent payments are personal check, cashier’s check, or money order. We are not able to accept cash payments.           

 

Q: What happens if I can't pay the rent on time?

A: Please be sure you call our accounts receivables department on our office line at 707-207-8100 as soon as possible. Please note that continuously late payments may result in an eviction notice.

 

Q: Am I allowed to have a roommate?

A: Yes, but every roommate will need to fill out an application and will need to be added to the lease. You can contact our office to request a link to our online application. After filling out the application, paying the application fee, and waiting for the screen results, your roommate will then be approved. The last step would be for them to sign the lease agreement. Please note skipping any of these steps violates the lease and could lead to termination.

 

Q: What kind of situations are emergencies?

A: Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken heater for an extended amount of time with no other alternative heating options during the cold season are considered emergencies.     

 

Q: What's the pet policy?

A: The pet policy depends on the terms in each specific lease agreement and varies among properties. When you already have a pet and you want to add an extra one, please call our office first. Adding an extra pet without the Landlord's consent is a violation of the lease agreement.  We will process every request separately depending on the lease terms.

 

Q: Can I change the locks?

No, changing the locks without written consent from the Landlord would violate the lease agreement terms. It's possible to install new locks, but would need approval first. If you would like to add extra locks, you may be responsible for the associated cost. Our approved locksmiths would also need to conduct the work.

 

Q: Can managers and staff enter my home when I'm not there?

A: If there's a need to enter the property, we will notify you beforehand. There are many possible reasons for the entrance of managers or staff. For example, landlords may enter the home for emergency repairs, annual inspections, or other routine maintenance. They also might need access for insurance agents or property or city inspectors to enter the property.         

 

Q: Do I need renters’ insurance?

A: Yes, all the tenants need to have renters’ insurance before moving in. You will be required to show proof of renters insurance prior to moving in. Failure to do so may delay your move in date.
